Social Media Revolution – Time’s Moving QUICKLY!

I’ve watched this video several times, and each time I’ve seen something I didn’t catch the first time around.

When it comes to technology, the internet, social media and many other things, time moves very quickly – at break-neck speed it seems.

 

                   

Just when you think you’re caught up……everything changes again, or just keeps changing!

Did You Know….. “Shift Happens” in the Information Age

This updated version of “Did You Know” was just completed and released on September 19th, 2009.  One of our speakers at our NHAR Convention showed this to us, and it really shows you how quickly things change in this world, especially with regarding to communications and connections. 

The Information Age we live in changes at an incredulous pace!  You may, or may not, want to be part of it, but whether you like it or not, you ARE part of all these changes.

 

If you haven’t seen the original “Shift Happens” video, watch the original one below.  Then you can compare how things have shifted enormously since the original video that was done in Feb. 2007, and the updated one above.

                     

 

It is amazing how quickly our world is changing!  We can either embrace and hop on board for the ride, or be left behind, wondering what happened……..

The “Purple Cow” Association – Is That Us?

A REMARKABLE REALTOR® Association

Have you ever read Seth Godins book, “The Purple Cow?

In this book, Seth writes about being ‘remarkable’.  And the purple cow‘ is just that,  remarkable - interestingdifferent.

Matt Rathbun of  The Agent Trainer wrote a really interesting post last week about The Purple REALTOR Association®”, and it really got me to thinking about our own state association.

We all want the things we do and the time we give to make a difference, to make a difference in a positive way.  In short, we want what we do to be ‘PURPLE‘ – remarkable, different, interesting, good, positive, etc.  And I think most of us want that for the organizations and associations we belong to as well.

In his post, Matt wrote:

A remarkable Association is one that is noteworthy, has a following and is forever reinventing itself.  This stems from true leaders and not managers.

We all see that leaders are “often risk takers”, they dare to be different – some in small degrees and some in larger bold degrees.   However much they step out of the box, those leaders dare to be different, to actually lead and not manage.

The real estate industry is quickly evolving and so at its core it’s looking for leaders to create and lead us forward.  Most anyone can manage, given some easy systems and little training – leadership requires much more.

In The Purple REALTOR® Association post, go read the paragraphs on “The Sneezers“, “The Atheists“, “The Glory Days“, “Remember Who Your Friends Are“….  that whole post is worth reading several times.  Then think about our own association, the New Hampshire Association of REALTORS®.

We need to let the leaders of our association actually lead, and not get mired down in the pettiness that can arise when egos clash, when micro-managers surface and try to take us down bad paths, when bickering over trivial things leads to lost valuable time.

Several years ago, while taking part in the first inaugural NHAR Leadership Symposium led by Roger Turcotte, I learned a saying that I’ve never forgotten since then – “If a leader doesn’t lead, a leader will emerge“.

Fannie Mae – Hands Off Commissions!

As of March 1, 2009, Fannie Mae loan servicers can no longer require real estate brokers to reduce their commissions as a condition of approving a short sale.

YEE-HAA!!!

We all know working short-sales requires a tremendous of amount of work and stress for all parties involved, and then BAM! … along would come a REQUIREMENT from the Fannie Mae servicer that those agents working so hard on those short-sales to work for less or they wouldn’t approve the short-sale.

Can you say ‘blackmail‘???  That’s certainly what it has felt like at times…..


The new Fannie Mae policy becomes effective March 1, 2009
.   Per the Fannie Mae Announcement, the approval cannot be made conditional upon the commission being reduced to an amount lower than that which was negotiated between the listing agent and the seller (Fannie Mae borrower).  There is one exception to this – if the total commission is above six (6) per cent of the sales price.

If you work short-sales, you know it may be a challenge finding out from the lender or loan servicer if the loan is a Fannie Mae loan.  If you’re having difficulty getting that information, send them a copy of the Fannie Mae Announcement with your short-sale paperwork.
